NYC Pest Control FAQ

Straight answers on compliance, treatment, cost, and what to expect — from a company that’s been operating in NYC since 1970.

Restaurant & Food Service

How do I get rid of cockroaches in my NYC restaurant?

Restaurant cockroach elimination requires a multi-step Integrated Pest Management (IPM) approach: inspection to identify harborage zones, exclusion to seal entry points, gel bait application in cracks and crevices, and follow-up monitoring. A single spray treatment rarely produces lasting results. Broadway Pest Services uses IPM protocols that comply with NYC Health Department requirements and HACCP food safety standards. What happens if my NYC restaurant fails a DOH inspection for pests?

A failed DOH pest inspection results in violation points added to your Health Department grade. Accumulating 28 or more points in a single inspection cycle triggers a B or C grade, which must be posted publicly and significantly impacts customer traffic. Severe infestations can result in closure orders. Broadway Pest Services provides same-day emergency response and treatment documentation to support re-inspection compliance. See our compliance guide →

Are the pesticides you use safe for food service environments?

Yes. We use only EPA-registered products specifically approved for food service and food handling areas. All products and application methods comply with HACCP and FSMA food safety standards. We apply gel baits in enclosed cracks and crevices — not open sprays — and schedule treatments to minimize operational disruption. Safety Data Sheets (SDS) are provided for every product used on your premises.
Property Management & HPD

What is an HPD pest violation and how do I clear it?

An HPD pest violation is a formal notice from NYC Housing Preservation and Development that pests were observed in a residential building. Class B violations require correction within 30 days. Class C (immediately hazardous) violations must be corrected within 24 hours. To clear an HPD violation, you must address the pest condition, document treatment, and certify correction through the HPD Online portal. Broadway Pest Services provides violation-specific treatment plans and the written documentation required to certify correction. Full HPD compliance guide →

What does Local Law 55 require for pest control in NYC?

Local Law 55 of 2018 requires NYC building owners to use Integrated Pest Management (IPM) practices rather than routine pesticide application. IPM emphasizes prevention, monitoring, and non-chemical controls first. Owners must respond to pest complaints within a defined timeframe, maintain records of pest conditions and treatments, and use licensed pest control operators. Broadway Pest Services is fully IPM-compliant and maintains all required documentation on your behalf.

Do I need a pest control contract or can I do one-time service?

For regulated NYC businesses — restaurants, hotels, food processing facilities, and multi-family residential buildings — an ongoing service contract is strongly recommended. NYC Health Department and HPD both look favorably on properties with documented, continuous pest management programs during audits and inspections. One-time treatments can resolve acute infestations, but without ongoing monitoring and prevention, re-infestation is common in NYC’s dense urban environment.
Treatment & Service

How long does bed bug treatment take?

A standard chemical bed bug treatment requires 2–3 service visits spaced 2 weeks apart. Heat treatments can resolve an infestation in a single day but require 4–6 hours of preparation by building occupants. Complete elimination typically takes 3–6 weeks depending on infestation severity. Broadway Pest Services provides written service reports after every visit — essential documentation if you need to demonstrate compliance to a property manager, tenant, or housing agency. How much does commercial pest control cost in NYC?

Commercial pest control pricing depends on facility size, pest type, service frequency, and compliance documentation requirements. Monthly service contracts for small restaurants typically range from $150–300/month. Large properties with multiple units or DOH/HPD compliance needs are priced based on a site assessment. For LEED-certified buildings, ESG-conscious property managers, or any client with sustainability reporting requirements, our fleet footprint is part of what you’re getting when you work with us. Learn more at our Environmental Commitment page.

Is my NYC landlord or property manager responsible for pest control?

Yes. Under the NYC Housing Maintenance Code and Local Law 55 of 2018, building owners are legally required to keep rental units and common areas free of pests and conditions that cause infestations. This applies to buildings with three or more apartments. Landlords must respond to tenant pest complaints, perform annual inspections for indoor allergens including rodents, cockroaches, and mold, and use licensed pest control professionals for treatment. Tenants cannot be charged for the cost of extermination in most circumstances. If a landlord fails to act, tenants can file a complaint with HPD (NYC’s Department of Housing Preservation & Development) via 311 or online. For property managers seeking to stay ahead of compliance obligations, Broadway Pest Services offers documented IPM programs that satisfy all Local Law 55 requirements and provide the records needed if HPD comes knocking.

How long does an NYC landlord have to fix a pest violation?

HPD violation correction timelines depend on the pest and violation class. For mice, rats, and cockroach infestations, landlords typically have 21 days to correct the condition after HPD issues a formal violation notice. Bed bugs are classified as a Class B (hazardous) violation, requiring correction within 30 days. Non-hazardous pest conditions may allow up to 90 days. Class C (immediately hazardous) violations require correction within 24 hours. Once corrected, the owner must certify the fix through the HPD Online portal. Broadway Pest Services provides violation-specific treatment plans, same-day emergency response, and the written documentation property managers need to certify correction on time and close out violations cleanly.

How should I prepare my NYC building or unit for pest control treatment?

Proper preparation significantly improves treatment effectiveness. General steps include: clearing clutter from floors and under sinks; storing food in sealed containers or removing it from treatment areas; bagging or removing items from kitchen cabinets if cockroach treatment is planned; sealing pet food and removing water bowls during treatment; vacating the unit during application if required by the treatment protocol; and arranging access to all affected units in multi-family buildings, since treating one unit without adjacent units is rarely effective in NYC buildings. For bed bug treatments, preparation is more extensive — all bedding and clothing must be laundered and sealed in bags before the technician arrives. Your Broadway Pest Services technician will provide a property-specific prep checklist with your service order so nothing is missed.

What are the most common pests in NYC buildings?

The most common pests in New York City buildings, by property type: Restaurants and food facilities see the highest pressure from German cockroaches, Norway rats, house mice, and stored-product pests like grain beetles and pantry moths. Multi-family residential buildings most commonly deal with German cockroaches, house mice, Norway rats, bed bugs, and clothes moths in older prewar buildings. Hotels face bed bugs as their primary risk, along with cockroaches in food service areas and rodents at delivery entrances. Office buildings typically contend with mice, occasional cockroaches near break rooms, and clothes moths in executive suites with wool furnishings. All building types in NYC face elevated pressure from rodents, particularly as the city’s rat mitigation programs displace populations into adjacent blocks. Broadway Pest Services has treated all of these pest types across all five boroughs since 1970.

Is it safe for pets and children to be in the building during pest control treatment?

It depends on the treatment type. For gel bait applications — the standard approach for cockroach control in most NYC commercial and residential settings — pets and children can typically return to treated areas after the gel has dried, usually within 30 to 60 minutes. For spray or liquid residual treatments, the standard recommendation is to vacate for 2 to 4 hours and ensure the area is ventilated before re-entry. Pets should never be present during any spray application, and fish tanks should be covered and air pumps turned off. For rodenticide bait stations, stations are always tamper-resistant and placed in locations inaccessible to children and pets. Heat treatments for bed bugs require full evacuation of the unit for the treatment duration (typically 6 to 8 hours). Broadway Pest Services technicians follow all NYS DEC label requirements for each product used and will specify re-entry intervals in your written service report.
